Claims we handle

Commercial property claims

When a business property is damaged, the building is only part of the loss. We handle the property claim and the lost income, so you can keep running your business.

We work commercial claims for offices, retail stores, rental homes and multi-family properties. Commercial policies are longer and more varied than homeowners policies, the buildings are larger, and the losses often include income that stops while the property is repaired.

Owners and property managers rarely have time to run a large claim on top of their day jobs. We take over the documentation, the estimates and the negotiation, and we keep you, your lender and your tenants informed.

Paramount is a licensed public adjusting firm in Flowery Branch, Georgia, serving Georgia, Tennessee and South Carolina. We represent the policyholder, never the insurance company, and the first review of your claim is free.

What we document on a commercial claim

  • Large roof systems. Flat and low-slope systems, metal roofs and rooftop equipment such as HVAC units, measured and documented section by section.

  • Building and improvements. The structure, tenant improvements and finishes, and items the building code requires during repairs.

  • Business income. Lost net income and continuing expenses while the property is being restored, if your policy includes business income coverage.

  • Extra expense. Costs to keep operating, such as temporary space or equipment, where the policy covers them.

  • Rental income. Rent lost from units or spaces that can't be occupied during repairs.

  • Business personal property. Inventory, fixtures, furniture and equipment damaged in the loss.

Business income takes documentation

A business income claim is built from your financial records: profit and loss statements, tax returns and sales history, compared against the time it should take to restore the property. We work with your bookkeeper or accountant to put that together so the claim reflects what the business actually lost.

Watch for coinsurance

Many commercial property policies include a coinsurance clause, which can reduce what you're paid if the building was insured for less than a set percentage of its value. We review your policy limits and valuation early so there are no surprises late in the claim.

Rental and multi-family properties

For landlords, a loss can mean damaged units, displaced tenants and lost rent at the same time. We document each unit, track the rental income lost while units are down, and coordinate with your property manager so repairs and the claim move together.

FAQ

Commercial property claim questions

Don't see your question? Call us and we'll talk through your claim.

Does my policy cover lost income while my business is closed?

It does if your policy includes business income coverage, and many commercial policies do. It typically covers lost net income and continuing expenses during the restoration period. We review your policy and document the loss from your financial records.

What is a coinsurance penalty?

Many commercial policies require the building to be insured for a set percentage of its value. If it's insured for less, the payout can be reduced. We check your limits and valuation early in the claim.

Do you handle claims for rental homes and apartment buildings?

Yes. We handle rental and multi-family property claims, including damage to individual units and rental income lost during repairs.

Can you work with our property manager and lender?

Yes. Commercial claims often involve several people. We keep your property manager, lender and accountant informed so the claim and the repairs stay on track.
